Laminate flooring costs $4 to $10 per square foot installed in Canada, with materials at $1.50 to $5 per square foot and labour at $1.75 to $4.50. A 1,000 square foot main floor typically comes to $4,000 to $10,000 before tax. Laminate is the most affordable hard-surface flooring that convincingly imitates hardwood, and modern water-protected products handle spills for 24 to 72 hours, though none are truly waterproof. The most important specification is the AC rating: AC3 for bedrooms and living rooms, AC4 for whole-home and light commercial use, AC5 for heavy commercial traffic. Add $1 to $2.50 per square foot for removing the old floor and $0.50 to $1.50 for underlay, which laminate always requires. Laminate cannot go in a basement below grade or over a damp slab.

What drives the price

AC rating

The abrasion resistance class. AC3 is adequate for bedrooms; AC4 is the sensible whole-home minimum in a Canadian family home with boots and pets; AC5 is commercial grade. Higher ratings cost more but the difference over the life of the floor is usually worth it.

Water protection

Standard laminate swells permanently if water reaches the core. Water-protected products use sealed cores and tighter joints to resist spills for 24 to 72 hours. They cost $1 to $2 more per square foot and are what makes laminate viable in a kitchen.

Thickness and joint design

Thicker boards, typically 10 to 12mm, feel more solid underfoot and bridge minor subfloor imperfections better than 7 or 8mm. Drop-lock and angle-tap joint systems install faster and hold tighter than older systems.

Underlay

Laminate always needs an underlay, both for sound and to even out the subfloor. A basic foam is $0.50 per square foot; an acoustic underlay meeting a condo's IIC requirement can be $1.50.

Subfloor flatness

Laminate is less forgiving than carpet or sheet vinyl. Surfaces need to be flat within an eighth of an inch over six feet, and levelling adds $1 to $4 per square foot where needed.

Common questions

Can laminate go in a basement?

Not below grade, and not over a slab that tests damp. Laminate cores are wood-based and swell permanently when they absorb moisture, and a basement slab releases vapour continuously even when it looks dry. Use rigid-core vinyl or tile below grade instead.

Is laminate or vinyl better for a kitchen?

Vinyl. Rigid-core vinyl is waterproof through the plank, so a dishwasher leak is a cleanup rather than a replacement. Water-protected laminate resists spills for a day or two, which covers ordinary accidents but not a genuine leak.

How long does laminate last?

Fifteen to twenty-five years with an AC4 rating in a normal household. Like vinyl, it cannot be refinished, so when the wear layer goes the floor is done. The most common cause of early failure is not wear but water reaching the core.
