Commercial flooring cost in Canada

How much does commercial flooring cost in Canada?

How much does commercial flooring cost in Canada?

Commercial flooring costs $5 to $18 per square foot installed in Canada depending on product and site conditions. Carpet tile runs $5 to $11 per square foot installed, commercial luxury vinyl tile $7 to $14, heat-welded sheet vinyl $9 to $16, and commercial-grade porcelain tile $12 to $25. Costs above the residential equivalent reflect heavier wear layers, higher fire and slip ratings, and the after-hours or phased installation most occupied buildings require. A 5,000 square foot office in carpet tile typically comes to $25,000 to $55,000 before tax. Always budget separately for moisture testing on slabs, which commercial manufacturers require before warranty coverage applies, and for floor preparation, which on a commercial slab is frequently the largest single line item.

Commercial flooring cost by province (2026)

Installed prices per square foot, materials and labour together, before tax. These are typical ranges for a standard room-sized job, confirmed by a written quote after a free measure.

Province or territorySupply & installLabour onlySales tax
Alberta$10–22$7–135% GST only
British Columbia$14–28$8–155% GST
Ontario$12–25$7–1413% HST on both materials and labour
Manitoba$10–21$6.5–135% GST and 7% RST
New Brunswick$10–20$6–1215% HST on materials and labour
Nova Scotia$11–22$6.5–1314% HST on materials and labour
Quebec$11–22$6.5–135% GST and 9
Saskatchewan$10–21$6.5–135% GST and 6% PST
Newfoundland and Labrador$12–24$7–1415% HST on materials and labour
Northwest Territories$16–32$9.5–185% GST only
Nunavut$19–38$11–215% GST only
Prince Edward Island$11–22$6.5–1315% HST on materials and labour
Yukon$15–30$9–175% GST only

Ranges reflect regional labour rates and, in the territories, freight on materials. Alberta and the territories have no provincial sales tax, which makes the same floor meaningfully cheaper there.

What drives the price

01

Traffic rating and warranty

Commercial products carry wear ratings and warranties tied to traffic levels. Specifying a light commercial product in a heavy-traffic retail entrance is the most common and most expensive specification mistake.

02

Slab moisture testing

Most commercial manufacturers void warranty coverage without documented moisture testing on concrete, typically a relative humidity probe test to ASTM F2170. Remediation with a moisture-mitigation coating can add $2 to $5 per square foot.

03

Floor preparation

Commercial slabs often need grinding, patching and levelling before an adhered product goes down. On an older building this can exceed the cost of the flooring itself.

04

Scheduling

Occupied buildings usually require evening, overnight or weekend work and phased installation around operations, which adds 15 to 40 percent to labour.

05

Accessibility and transitions

Commercial projects must meet accessibility requirements for transitions, thresholds and slip resistance, which constrains product choice and adds detail work.

What a quote usually includes

Included

  • Material and adhesive
  • Layout and installation
  • Transitions and edge trim
  • Basic site cleanup

Quoted separately

  • Slab moisture testing and remediation
  • Floor grinding, patching and levelling
  • Demolition and disposal of existing flooring
  • After-hours premium
  • Furniture and workstation moving

Commercial flooring cost in major cities

Regional labour rates move the number more than material does. These are typical installed ranges in the cities where we do the most work.

Common questions

01

Why is moisture testing required on commercial floors?

Because adhered flooring fails when a slab releases too much vapour, and manufacturers will not honour warranties without documented test results. A relative humidity probe test costs a few hundred dollars and protects an installation worth tens of thousands.

02

Is carpet tile better than broadloom for offices?

Usually. Carpet tile lets you replace individual damaged tiles rather than re-carpeting a whole area, it installs faster with less disruption, and it handles under-floor cabling access far better. Broadloom is cheaper per square foot but more expensive over a building's life.

03

How much does after-hours installation add?

Typically 15 to 40 percent to the labour portion, depending on how restrictive the window is. Phased work around an operating business adds mobilisation costs each time the crew returns, so the fewer phases the better.
